The Xchange site required Davis to acquire 4 separate parcels and overcome issues of a cell tower, an oddly placed billboard and the relocation of a tenant with a long-term lease. Given the site’s prominence, the City of St. Louis Park imposed stringent design and environmental requirements. Davis held the site for 5 years before it became a viable option for ENT Specialty Care (ENTSC) and Surgical Specialty Center of Minnesota (SCA) , though it was the commitments from these two providers that enabled the development to move forward. Davis did extensive patient and demographic profiling to verify that the Xchange site was the ideal location for ENTSC’s clinic consolidation. It then structured the lease proposal and worked with ENTSC to optimize the clinic design such that the new space was financially neutral for the relocated clinics.

Davis started construction with 63% occupancy. The building is now 100% leased. The tenants of Xchange relayed that they chose the new building because of its location, convenient access to Highway 394, ample underground parking, stunning design and Class A finishes. For ENTSC in particular, Xchange affords it a state-of-the-art clinic to replace outdated facilities in a central and easily accessible location at a favorable cost structure. The City of St. Louis Park is extremely pleased with the aesthetic and environment design.
